Century 21 M&M is committed to Relay for Life

Century 21 M&M is participating in many Relay for Life events in Northern California starting with a garage sale in Oakdale on Saturday the 31st (tomorrow) in the parking at 1414 E. F Street from 7am to 2pm.  Cecilia Solario-Smith, Sales Manager for the Oakdale office says, “We usually gather donations from people and then sell what is donated to us.”

On Tuesday, April 3rd, Sonny Nguyen, Century 21 Mortgage Professional, is hosting a luncheon from 11:30am – 1pm. Come and  enjoy tri-tip sandwiches and hot links for a small donation of $5.00 at the Century 21 M&M office located at 331 East Main Street in Turlock.

Two days later on April 5th, the Century 21 M&M Oakdale office is hosting a Wine and Cheese Event at 1414 East F Street, Oakdale, with over 10 wines to taste, specialty cheeses, and hors d’oeuvres. Cecilia, Sales Manager, says that the donation is $15 a ticket and there will be raffle prizes.

Everyone is looking forward to the Annual Rib Cook-off on Friday, April 13th at the Century 21 M&M Real Estate office at 331 E. Main Street in Turlock, CA. Currently there are 22 cook-off teams confirmed and 8 of those teams are from Century 21 M&M.They will be serving ribs, beans and different kinds of salads. The $10.00 tickets are currently available through the Turlock offices and most of the Turlock Agents. You can pre-order your take-outs so we can have those ready in advance. Based on last year’s attendance the Turlock agents are expecting 700 people in attendance.

Teresa Moitoso, Sales Manager for the Century 21 M&M Turlock offices, “Our Turlock Relay for Life Team is hard at work trying to raise $8,000 to donate to the American Cancer Society. To help with our team goal, every Tuesday, different Agents have been volunteering their time and cooking for lunch. Agents donate $5 and have lunch at the office. We are also selling Luminarias which help with our team goal. We do welcome direct donations. Proceed benefit the American Cancer Society. After dark on April 21st, the Relay for Life participants honor those who have been touched by cancer and remember loved ones lost to the disease during the Luminaria Ceremony. This ceremony will be located at the Dutcher school location after dark at 8:30pm. Candles are lit inside bags filled with sand, each one bearing the name of a person touched by cancer, and participants often walk a lap in silence. Luminaries are available to purchase for $10 each. On Friday, April 27th between 5-7pm, the Century 21 M&M Modesto Office is hosting it’s Second Annual Wine Event – “Sip, Savor and Support Relay for Life” in the 605 Standiford Avenue atrium. They will be offering different wines and beer, and some wonderful appetizers and desserts. DJ’s James and Teresa will provide some great tune. The cost is $20.00 per ticket which includes 5 raffle tickets and all proceeds will go to Relay for Life.

The Century 21 M&M Madera office are Raffling a Nook color and a PS 3 (donated by Walmart) to help raise money for Relay for Life. We have a Team called the M&M’s.  Michale Simmons and Jerilyn Von Flue are the team co-captains of a relay team on May 5-6th at the Town and Country Park at 2400 Howard Rd in Madera CA.

Your agent would not only advertise your home in the newspaper, they would send out postcards and direct mail advertisements and pay out big bucks to showcase your home in a real estate magazine.

Recently, at the LeadingRE 2012 Conference, Imprev conducted a survey asking Real Estate Agents what 5 most effective marketing products they are using today compared to (10 years ago) and their response was – Email Marketing (51%), followed by an Agent website (50%), Virtual Tours (42%), printed Postcards (36%) and Facebook (32%).

The Imprev survey also asked Realtors what marketing product they would most like to own and they chose the iPad Presentation App, followed by an automated eMarketing Campaign, Single Property Website, a personal blog and video.

When asked about their current favorite technology, Realtors top choice was a Smartphone, followed by the iPad/Tablet, a Laptop, and finally a PC.

Why the change? What has so drastically changed how the real estate marketing machine works?

The answer is simple, these days, over 90% of home buyers start their home search online. And, generally they start at their favorite local Real Estate Company. It’s kind of like one stop shopping from the comfort of your home.

Direct Marketing using printed postcards is still a very effective tool. If you can get a picture in a prospect’s hand, you can create interest in a specific property. If that postcard has a QR code that will take the reader right to a website for more information (and pictures) – you have a much better chance of selling the property.

Open Houses continue to be a very effective way create excitement about a property and reach out to potential Buyers and Sellers.

Ten years ago nobody guessed that an Internet social media site like Facebook would be such a powerful marketing tool. However, today Realtors reach out to the world community with an available property.

At Facebook a Realtor can set up a personal business page to share information about their listings, notify prospects of an open house and even share with their Facebook friends when the home sale closes.

5 Things to Consider when pricing your home for saleWhat is my home worth? This is a question that Realtors for Century 21 M&M are asked everyday. It’s tough being a seller in a buyer’s market, but with a bit of research and some help from your real estate agent you can improve your odds.

Here are 5 things to consider when pricing your home;

Take into consideration what price houses are going for in your geographical area. In fact home prices change depending on the price range and the neighborhood.

Ask yourself the question, ‘What is the demand for a home like yours in your neighborhood?’ Ask your Century 21 M&M Realtor for comparables, you have to look at what’s sold (in your area), and at what price?

There are three more things to take into consideration; local trends, are prices going up or down – and by how much? How many days are homes (in your area) staying on the market? And, are home sales in your area impacted by the season?

Analyze who are the Buyers in your market. Ask your Realtor for an idea of who is buying and what are they shopping for. Are you living in a hot area that people are moving into, or are you living in an area where home shoppers are looking for a bargain?

Are you competing against a flood of new homes that builders are trying to sell or are you selling a newer home in an area where most of the homes were built decades ago?

Talk to your Century 21 M&M Realtor about strategic pricing. When thinking about the current market conditions, if your Realtor tells you that home prices are dropping 1% a month and you want to sell within three months – then you may want to take 3% off the price of your home when you put it on the market.

This will give you a competitive edge over the homeowner who starts at the higher price and then has to drop the price 1% every month. And, reducing the price from the get-go may trigger a bidding war with the end result of a higher sales price.

Decide how important it is to sell your home right now. If you have to get a certain price for your home and the market is taking a nose dive, why not decide to sit tight for a while until the market starts to turn around.

Just because you have a For Sale sign in your front lawn doesn’t mean you can change your mind if you are not seeing the interest you expected.

Assess the market where you plan to buy your next home. If the home prices in the area that you are interested in are on the upswing, it still may be a good idea to sell your home and purchase your new one.

Whatever you decide to do, it is always a good idea to talk to your Century 21 M&M Realtor at least a couple of months ahead of your intended home sale. This gives you the time to get your home ‘ready to show’, both inside and out, so that when you do put it on the market you have the best chance for a sale at an optimal price.
