Choosing a Home Sellers Agent

Should you hire a friend or family member? It is important to use tough standards when selecting a real estate agent to sell your most valuable asset, friendship isn’t enough. Know those standards ahead of time, before entering a real estate listing agreement, just as you would before you hire an attorney, accountant or physician.

Interview at least a couple real estate agents before choosing a home sellers agent. Don’t let yourself get caught up ‘in the moment’ because of a slick presentation. Normally you will sign a contract to list a home with a specific agent for a specified period of time. So if you find yourself in the situation where you may be unhappy with the service you receive, you may have to wait out the contract before you can switch to another Realtor.

Don’t choose an agent just because they agree on your selling price. If the home is priced properly, it will get lots of traffic and your potential for an offer is increased. It is smart to hire an agent who has done their home work and can provide you with ‘comps’ in your area. Don’t list with an agent just because they agree to a lower commission. Realtors invest their own money in order to market and advertise your home; professional photos, open houses, fliers, videos, etc. They also invest time getting the word out, and when you the lower the commission – you lower the incentive for an agent to invest time and/or money to market your home.

Home Inspection, Top-to-Bottom Peace of Mind

Home InspectionThe average homeowner spends 15 minutes or less making a decision to buy a house.  A qualified home inspector may take  several hours to inspect a house, top-to-bottom, looking for potential problems that could cost the home owner tens of thousands of dollars down the road. Skipping a home inspection could be the biggest financial mistake you ever make and cause plenty of heartache.

Neil Weese, Sales Manager for Century 21 M&M Merced, Los Banos and Livingston says, “I strongly recommend to my clients that they hire a home inspector. The expense is minimal, usually a couple hundred dollars, and a home inspection offers the owner peace of mind knowing that the home is safe.”

“It is important to hire a home inspector that is not only certified, but also one that understands the history of residential construction. For example, say a home was built in the 1950’s, it may still have the original electrical service, wired to Code in the 1950’s. The electrical panels installed during that time period were non-grounded and usually 60 -100Amps. Are they safe? Yes…as long as the panel isn’t overloaded and the breakers aren’t arcing, then the panel is considered safe. However, if it was my home I would pay a couple hundred dollars to have the panel grounded,” said Weese.

With a checklist, a home inspector will examine every aspect of your house, top-to-bottom. Then they will inform you with a written report (and photos), of problems, suggested repairs or maintenance issues.

When purchasing a home you look to the real estate professional for advice and guidance – developing a partnership of sorts. You, the buyer, are looking for a homebuyers agent to help you find the perfect home.

During the process of buying a home, it is the job of the homebuyers agent is to support you in finding that perfect home with the best possible terms, and to aid you through the entire process.

Go to open houses. Walk a few open houses in the neighborhood you would like to live in. Talk to the Realtors at the open house to determine whether or not the agent has the type of personality that you can work with. Talking to the agent should give you a good feel for what to expect from them. First impressions are priceless!

Look on the Internet. Read what the agents have to say on their websites. Do they provide you with useful information? Do they sound knowledgeable? Check to see if the agent, or broker they are associated with, has reviews at Yelp or Google Places. Pick a couple of Realtors that seem to fit your personality, then call and schedule a face-to-face meeting.

Interview the agent(s). First of all, is the individual accessible and professional? Is the individual knowledgeable? Were all of your questions answered to your satisfaction? Make sure the real estate agent has your best interest at heart and the experience to do a good job.

Remember that you will be spending weeks, sometimes 100’s of hours, with the individual that you choose to be your Homebuyers Agent. So it is important to get it right – choose a Realtor® that is knowledgeable, effective at negotiations, tech-savvy and experienced in the type of transaction involved in moving you into that perfect home.
